Welcome to The Charles Collection. By booking a stay at our luxury treehouse escape, you agree to abide by the following terms and conditions. These policies ensure the safety, enjoyment, and smooth experience of all our guests. Please read carefully before booking.

1. Reservations & Payments

Full payment is required at the time of booking to secure your reservation.

A valid credit or debit card must be used for all bookings.

Prices are subject to change without notice, but confirmed bookings will not be affected.

2. Cancellation & Refund Policy

Cancellations made more than 30 days prior to arrival will receive a full refund.

Cancellations made within 30 days of arrival will receive a 50% refund.

Cancellations made within 7 days of arrival are non-refundable.

No refunds will be issued for early departures or no-shows.

3. Check-In & Check-Out

Check-in time: 3:00 PM

Check-out time: 11:00 AM

Late check-out requests may be accommodated based on availability and may incur additional charges.

Guests must follow check-in instructions provided in their confirmation email.

4. House Rules

No smoking or vaping inside the treehouse.

No pets allowed unless explicitly stated otherwise.

No parties, large gatherings, or excessive noise after 10:00 PM.

Maximum guest occupancy must be adhered to at all times.

Guests are responsible for any damage to the property during their stay.

5. Safety & Liability

Guests acknowledge that they are staying in a natural environment with inherent risks, including but not limited to wildlife encounters, slippery surfaces, and uneven terrain.

Guests must use the provided pathways and take caution when exploring the surrounding area.

The Charles Collection is not responsible for accidents, injuries, or loss of personal property during your stay.

River Access: Guests who choose to enter the river do so at their own risk. The Charles Collection assumes no responsibility for any injuries, accidents, or incidents that occur in or around the river. Swimming or wading is only recommended for strong swimmers, and appropriate safety measures should be taken.

6. Weather & Unforeseen Circumstances

The Charles Collection is not responsible for adverse weather conditions that may affect your stay.

In case of extreme weather, guests will be contacted with alternative options, including rescheduling if deemed necessary.

7. Property Damage & Additional Fees

Guests are responsible for any damages caused to the property, furnishings, or amenities during their stay.

Additional cleaning fees may apply for excessive mess or violation of house rules.

The credit card on file may be charged for any damages or additional cleaning required.

8. Privacy & Security

Guest information is kept confidential and used solely for booking and communication purposes.

Security cameras may be in use in common outdoor areas for safety purposes.

9. Governing Law

These terms and conditions are governed by the laws of the United Kingdom.

Any disputes arising from a guest's stay will be resolved in accordance with local jurisdiction laws.
